The Seymour River runs along the bottom of the lawn. From the patio, you don't hear traffic or neighbours, just moving water that lowers your after-work blood pressure. And all you see is green.

Salmon run through this stretch in the fall and a resident heron sits on the rocks every evening. It feels like a cottage, but it's fifteen minutes from a downtown Vancouver office off peak.

The Highway 1 on-ramp is a two-minute drive. Superstore is a walk, and most of that walk is crossing their parking lot. Capilano University is ten minutes on foot. The trailhead at Seymour River Heritage Park and the bike path to the Seymour Demonstration Forest are at the end of the block. An occasional deer wanders through.

The suite

Second bedroom / office: Desk, twin bed with pull-out trundle, two large closets.
Living room: Full-size couch and armchair, TV, storage coffee table.
Kitchen: Fully stocked — dishes, cookware, utensils, glassware — with dining seating for four.
And throughout: In-suite washer and dryer, towels and bedding provided, ample off-street parking. One level, entirely self-contained: no shared hallways, no shared laundry.

Getting around

Highway 1: About 2 minutes to the on-ramp.
Downtown Vancouver: 15 to 20 minutes via the Ironworkers Memorial Bridge outside peak hours.
Groceries: Superstore within a five-minute walk; Stong's Market and Parkgate Village a short drive.
Capilano University: About a 10-minute walk.
Recreation: Mt Seymour, Deep Cove, Lynn Canyon and the Baden-Powell Trail all nearby. The Seymour River is three steps away.

Who it suits

Relocating executives, contract professionals, visiting faculty, film and production crew, Mt. Seymour staff, locum physicians at Lions Gate, and families in the gap between selling and building. But not families with young children who run around and fall off cliffs — there is a path to the river but no fence along the entire riverside.
