The Seymour River runs along the bottom of the lawn. Out here you don't hear traffic or neighbours, just moving water that lowers your blood pressure. And all you see is green.
Salmon run through this stretch in the fall and a resident heron sits on the rocks every evening. It feels like a cottage, but downtown Vancouver is fifteen minutes away off peak.
The place
The Highway 1 on-ramp is a two-minute drive. Superstore is a walk, and most of that walk is crossing their parking lot. Capilano University is ten minutes on foot. The trailhead at Seymour River Heritage Park and the bike path to the Seymour Demonstration Forest are at the end of the block. An occasional deer wanders through.
The suites
Rock Pool is two furnished, self-contained suites in a private home. Each has its own entrance, a full kitchen and a washer and dryer, and both open onto the lawn above the river. Stay a few nights or a few weeks, up to 89 nights. Arrive with luggage and start living. Both share a cedar barrel sauna on the lawn.

Getting around
- Highway 1
About 2 minutes to the on-ramp.
- Downtown Vancouver
15 to 20 minutes via the Ironworkers Memorial Bridge outside peak hours. The cruise terminal at Canada Place is about the same.
- Groceries
Superstore within a five-minute walk; Stong's Market and Parkgate Village a short drive.
- Capilano University
About a 10-minute walk.
- River and trails
The Seymour River is three steps away. Lynn Canyon and the Baden-Powell Trail are about 10 minutes by car.
- Mountains
Mt Seymour, for skiing, snowshoeing and hiking, is about 25 minutes up the road. Grouse Mountain and the Capilano Suspension Bridge are 20 to 25 minutes west.
- Deep Cove
About 8 minutes, for kayaking and the Quarry Rock trail.
- Ferries and Whistler
Horseshoe Bay ferry terminal is about 20 minutes. Whistler is 90 minutes up the Sea to Sky Highway. Squamish is 45 minutes.
- Airport
Vancouver International (YVR) is about 35 minutes off peak.
The neighbourhood
The immediate area rates 9.8/10 for quiet and 10/10 for park access on the District of North Vancouver's own neighbourhood index — both above the district average, which for a place this close to the highway is unusual.

Good to know
- The river
The riverbank has no fence, and a path leads down to the water. Not a fit for small children who run around and fall off cliffs.
In the fall, a large black bear named Bartholomew roams the river, but he’s interested in the salmon, not people. He’s very chill. Two deer also pass through occasionally.
